Roofers in SydneyHail, salt, bushland edges and a lot of old terracotta.

Sydney roofs cope with some of the costliest hailstorms in the country, southerly busters that arrive in minutes, salt off the surf and the harbour, and bushland that runs right into the suburbs. Tell us the job and your postcode. Where we have one for your area, we'll match your job with a licence-checked roofer who specialises in that exact problem, and if we don't, we'll say so straight away.

What's different about roofs in Sydney

Hail with a billion-dollar record

The April 1999 hailstorm significantly damaged about 24,000 houses, with stones up to 9 cm across and the worst of it between Lilli Pilli and Darling Point. The December 2018 storm brought 30,738 home building claims. Northern Sydney in 1991 and the west in 2021 have had their own big hail days, so no part of the city is off the hook.

The rain changes a lot from east to west

Yearly rainfall runs from about 730 mm at Badgerys Creek to about 1,400 mm at Turramurra on the upper north shore. Roofs in the wet north stay damp for longer, which means more moss and blocked valleys. Out west it's drier but much hotter: Penrith reached 48.9 °C in January 2020.

Southerly busters and East Coast Lows

Between October and the end of March, a southerly buster can swing a north-easterly into a southerly gale within ten minutes. East Coast Lows tend to arrive from autumn into early winter, and the April 2015 low held gale-force winds along the coast for about 30 hours.

The harbour counts as salt water

BlueScope classes Manly and Bondi as surf, and Botany Bay and the harbour east of the Harbour Bridge as exposed water, which carries the same steel distance rules as surf. Darling Harbour and the Parramatta River are classed as calm. Your spot on that map decides which roofing steel suits the house.

Bushland inside the city limits

In January 1994, fires destroyed 101 houses at Como and Jannali, and another fire hit West Pymble, West Killara, Lindfield and Macquarie Park. In Black Summer, the Gospers Mountain fire destroyed 90 homes across council areas including the Hawkesbury and the Blue Mountains.

Terraces, Federation cottages and postwar estates

Paddington's Victorian terraces went up mainly between 1870 and 1895, and Haberfield is a protected suburb of single-storey brick Federation houses. The Housing Commission built 7,464 homes at Green Valley between 1961 and 1965. At the 2021 Census, 55.8% of Greater Sydney's occupied dwellings were separate houses and 30.7% were flats or apartments.

The roofing jobs Sydney homeowners ask about most

Storm repairs. After a southerly or a hail band, it's cracked tiles, lifted ridge caps and loose metal. See roof repairs in Sydney.

Leaks in the wet months. June, February and March are Sydney's wettest, and that's when tired flashings and blocked valleys show up as stains. See roof leak repair in Sydney.

Restoring tiled roofs. A lot of Sydney's terracotta and concrete tile roofs are sound underneath and only need their ridges rebedded, a clean, and a coat if they're concrete. Read roof restoration in Sydney.

Re-roofing near the water. When a roof is past saving, steel grade matters. Colorbond roofing in Sydney covers the choice.

Gutters on the bushland edge. Where bush meets the backyard, clear gutters and the right guards are fire protection as well as drainage. See gutter guards in Sydney.

Heritage streets come with their own roof rules

In the Paddington Heritage Conservation Area, Woollahra Council only lets original roofing come off if it's replaced with the same or similar materials, and it treats concrete tiles as intrusive. In Haberfield, Inner West Council lists unglazed terracotta Marseilles tiles that match the originals, or Welsh slate, as the roof materials, with plain corrugated steel allowed only at the rear or on skillions.

NSW lets some roof tiling and sheeting repairs go ahead as exempt development, but a July 2023 state fact sheet says that doesn't apply in heritage conservation areas. If you're in one, ring council before you choose a material or colour.

Straight after a storm

If a ceiling is bulging or sagging, keep everyone out of that room. Where water is running near light fittings or power points, switch off at the switchboard. The SES takes storm damage emergency calls on 132 500. Leave the ladder in the shed until the storm has passed and the roof is dry.

Who can legally work on a roof in NSW

NSW treats roof plumbing, roof tiling and roof slating as three separate trades. Each needs a contractor licence once the job is worth more than $5,000 including labour, materials and GST. The NSW Government's Verify NSW search shows which of those categories a roofer holds, and whether the licence is current.

We don't do roofing ourselves. Where we have a licence-checked roofer for your postcode, we pass your job to that one roofer, who calls you to quote. Our guide to checking a roofer's licence walks through the search.

If it were our Sydney roof

We'd get gutters and valleys cleared in autumn, before the East Coast Low season and the wet June. Within a few hundred metres of the surf, Botany Bay or the harbour east of the Bridge, we'd want the steel grade written on the quote. And in Paddington, Haberfield or any heritage conservation area, we'd talk to council before choosing anything other than like-for-like.

Questions

Straight answers.

When is the best time of year for roof work in Sydney?
September and October are the driest months at Observatory Hill on 1991 to 2020 averages, which suits painting and coating. Southerly busters start turning up from October, so book early in spring if you can. A leak shouldn't wait for good weather, though.
How do I know if my house is on bush fire prone land?
Each Sydney council prepares its own bush fire prone land map, which the NSW RFS Commissioner certifies. You can check your address with the RFS online tool, ask council to see the map, or look at the property's Section 10.7 planning certificate.
