Kellyville's roofs, by age
The Village
About 900 homes went up around Acres Road from the 1960s to the 1980s, in what locals call The Village. These are the oldest roofs in most of the suburb.
The growth estates
Since then Kellyville has become a major growth area. Beaumont Hills split off in 2002 and North Kellyville in 2018, and estates such as Highlands sit right beside bushland and creeks.
Former display homes
The New Homeworld display village has 120 homes that are sold to owners once they're done being shown. If you've bought one, find out when it was finished.
Family homes with mortgages
At the 2021 Census, 87.7% of homes were separate houses, 6.8% semis or townhouses and 5.2% units, and 52.2% were owned with a mortgage.
Not much shade
NSW Government mapping puts Kellyville's canopy in the 10 to 20% range, North Kellyville's at 20 to 30% and Kellyville Ridge's at 0 to 10%.
A newer house with a roof problem
NSW statutory warranties cover residential building work for six years for major defects and two years for other defects, counted from completion, even if the contract doesn't mention them. So if a roof leak in a recent build looks like poor workmanship, put it to the builder in writing with photos and dates before paying anyone else.
Home Building Compensation Fund cover is the last resort, for when the builder has gone broke, died or disappeared. You can look up whether your job had cover using the NSW HBC Check, searching by address or the builder's details.
For former display homes, that warranty clock started when the house was finished, not when you moved in.
The older homes around Acres Road
These houses are old enough that NSW expects asbestos-containing materials in homes built before 1990, so test anything that looks like fibre cement before it's cut or drilled. If the tiles are sound and it's the ridge mortar and coating letting you down, a restoration usually makes more sense than a new roof. Restoration or replacement? helps you weigh it up.
What we'd do in Kellyville
With a newer home, we'd go back to the builder first and keep everything in writing while the warranty's running. With a Village home, we'd get an inspection and an asbestos check before deciding between restoring and replacing. If you need a roofer, send us the job and your postcode. We'll hand it to one licence-checked local roofer if we have someone for Kellyville, and if we don't, we'll say so straight away.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
