Roofers in PerthBaked all summer, soaked from June to August.

Perth roofs spend summer in fierce sun, then take most of the year's rain in three winter months. Add salt air along the coast, bushfire in the hills and plenty of older homes with tiled or asbestos-era roofs, and the jobs here follow a pattern. Tell us what's wrong and we'll match you with a local roofer who specialises in that job where we have one, or tell you straight away if we don't.

What Perth's weather and houses do to a roof

Long, fierce summers

Perth averages 26 days a year above 35 °C, and the record is 46.2 °C, set in February 1991. Dulux says coatings fade partly because UV breaks down the acrylic binder, and Perth supplies plenty of UV.

A wet season, not a wet year

Perth Metro averages 723.9 mm of rain, and July, June and August are the wettest months. A small fault can sit quietly all summer, then show up as a ceiling stain with the first winter fronts.

Hail is rare, but it's been brutal

On 22 March 2010, hail of 4 to 6 cm fell from the northern coastal suburbs to south Perth, worst from Osborne Park to Crawley. It blocked gutters and drains and is described as the costliest natural disaster in WA's history.

Salt from the ocean and the river

The metro area runs along the Indian Ocean from Two Rocks to Singleton, and about 60 km of the Swan River is brackish estuary. BlueScope classes beaches like Scarborough and Cottesloe as surf, Cockburn Sound and Safety Bay as exposed, and the Swan west of the Narrows Bridge as calm. Surf and exposed water share the strictest minimum distances for roofing steel and calm water gets gentler ones, so your address changes which product a roofer should quote.

Fire in the hills

The Wooroloo fire in February 2021 destroyed 86 homes in the Perth Hills, and the 2011 Roleystone and Kelmscott fire destroyed 69. In a mapped bushfire prone area, ask about ember protection for gutters, vents and roof gaps.

Houses from every era

The City of Cockburn's heritage guide runs from terracotta-roofed Federation bungalows to brick-and-tile Ranch houses built between 1945 and 1980. Inter-War and post-war homes sometimes used asbestos-cement shingles, which need checking before anyone works on them.

Termite country, all of it

For the Building Code, all of WA is treated as at risk from subterranean termites. If a roofer finds eaten or rotten roof framing, the new timber needs termite management unless it's steel or another resistant material.

Which roofing jobs come up most in Perth, and why?

Restoration and repainting. Perth spread outward from the 1950s, and many brick homes built since then have tiled roofs that have had decades of sun. Faded coatings and crumbling ridge mortar are what a roof restoration in Perth deals with.

Leaks once winter arrives. The first proper fronts of the year find every cracked tile and tired flashing at once. If a stain appeared last winter, get it traced in autumn while the roof is dry. See roof leak repair in Perth.

Gutters. A blocked gutter overflows in a winter downpour, and in the hills dry leaves in gutters are a fire risk too. See gutter cleaning in Perth.

New roofs on older homes. Asbestos-cement roofs and worn corrugated iron on old workers' cottages are the usual candidates for replacement, often with Colorbond. Near the beach, the grade of steel matters as much as the colour.

Older Perth house? Rule out asbestos first

ASSEA, the national asbestos agency, says a home built or renovated before 1990 probably has some asbestos, and the City of Cockburn notes asbestos-cement shingles on Perth's Inter-War and post-war houses. If your roof could be one of them, don't drill, cut, water-blast or walk on it, and don't let anyone else until it's been assessed. Our asbestos checker is a quick first step.

Who sets the rules for your roof?

Perth is split into 30 local government areas, and your council is the permit authority as well as the keeper of heritage and bushfire rules. In a heritage street, such as parts of Fremantle, or a mapped bushfire area in the hills, ask the council before you change roof materials.

Then check who you're hiring. Building and Energy says roof painting or coating over $1,000 in Perth needs a registered painting contractor, and building work over $20,000 that needs a permit, which a re-roof in a different material likely does, needs a registered builder with home indemnity insurance in your name. The WA Online Licence Search covers both.

What we'd do in Perth

Get the roof looked at in autumn, before the wet months, rather than waiting for a drip in July. Ask for photos of the ridge, valleys, flashings and gutters. And if the house was built before 1990 and has a grey sheeted or shingle roof, sort out whether it's asbestos before you ask anyone to quote for paint or repairs.

Questions

Straight answers.

When should I book roof work in Perth?
Outside the wettest months if you can. July, June and August bring most of Perth's rain, which stalls coatings and makes roofs unsafe to work on. A leak is the exception: get it seen straight away.
How do I know if my block is bushfire prone?
Look it up on the WA Map of Bush Fire Prone Areas. As the Shire of Capel explains the statewide map, if it covers even a small part of your property, the whole property counts. Then ask your council what that means for the work you're planning.
