Roofers on the Gold CoastSummer storms, salt air, canal homes and fire in the hills.

Gold Coast roofs mostly come to grief in summer storms, and plenty of them sit close enough to the surf or the canals for salt to matter. Up in the hinterland, bushfire is the bigger worry. Tell us the job and your postcode. If a licence-checked roofer on our books specialises in that job and covers your area, we'll match you with them, and if nobody does yet, we'll tell you straight away.

What's different about Gold Coast roofs

Christmas 2023 was a Gold Coast storm

The Christmas storms of 2023 reached Queensland, NSW and Victoria, but the strongest winds were around the Gold Coast and the Scenic Rim. More than 10,000 of the first 18,000-plus insurance claims came from here. Sixty localities, from Helensvale and Coomera to Nerang, Mudgeeraba and Wongawallan, were activated for disaster recovery help.

Alfred's gusts reached the coast

Ex-Tropical Cyclone Alfred's track in March 2025 put parts of the Gold Coast directly in its path. On 7 March gusts topped 100 km/h, an apartment building lost its roof and big pine trees fell in Kirra. That's the wind homes actually felt, and it's plenty to lift loose sheets, ridge caps and flashings.

Rain comes in summer bursts

The Gold Coast Seaway averages 1,254.7 mm a year, with February the wettest month at 183.4 mm and September the driest at 41.2 mm (Bureau of Meteorology figures, as shown on Wikipedia). Afternoon humidity sits around 70% in January and February, so roofs stay damp right through the storm months.

Salt air near the surf and the shoreline

For homes near the ocean, Lysaght recommends COLORBOND Ultra steel 100 to 200 m from breaking surf and SUPERDURA stainless inside 100 m. The Queensland Reconstruction Authority adds that the building code expects heavily galvanised or stainless structural parts on homes within a kilometre of the shoreline. Don't forget The Broadwater: BlueScope's TB-35 puts it in the exposed class, with the same limits as the surf beaches, while the canal estates count as calm, where standard COLORBOND can go any distance.

Fire country behind the coast

On 7 September 2019, bushfires destroyed eleven houses at Beechmont, and the next day the heritage-listed lodge and cabins at Binna Burra burned. Hinterland homes need roofs and gutters chosen with embers in mind.

Houses, townhouses and towers

At the 2021 Census, 56.8% of occupied homes in the City of Gold Coast were separate houses, 20.6% townhouses or semis and 21.7% flats or apartments. Canal estates go back to the 1950s, with Florida Gardens and Isle of Capri among the first. In a townhouse or unit the roof may be shared, so talk to your body corporate before booking anyone.

The jobs Gold Coast homeowners ask for most

Storm repairs. Lifted ridge caps, loose sheets and cracked tiles after a summer blow. Start with roof repairs on the Gold Coast, or leak repair if water is already coming in.

Gutters and downpipes that can't keep up. February rain overwhelms gutters that are undersized, sagging or full of leaves. See roof plumbing and gutter replacement.

Re-roofs in the right steel. Near the surf, the grade of steel matters more than the colour. Colorbond roofing on the Gold Coast explains the distances.

Restoring tired tiled roofs. A roof that's faded and mossy but still sound underneath is a restoration job, not a new roof. See roof restoration.

Gutter guards in the hinterland. Out toward Beechmont and the plateau, leaves in the gutter are a fire risk as well as a drainage one. See gutter guards.

Straight after a storm

Stay out of any room where the ceiling is sagging, and turn the power off at the switchboard if water is near lights or power points. For storm damage emergencies, call the SES on 132 500. Leave the roof alone until the weather has cleared and a roofer can look at it.

Who can work on a Gold Coast roof

Queensland's building regulator is the QBCC. Building work valued over $3,300, counting labour, materials and GST, needs a QBCC licence of the right class, and plumbing work needs one at any value. Search the roofer's name or licence number on the QBCC register before you sign. Our guide to checking a roofer's licence walks through it.

Be wary of anyone who knocks after a storm offering a quick fix. The Insurance Council says insurers won't send a tradesperson to your home without telling you first.

We don't do roofing ourselves. Where we have a licence-checked local roofer for your postcode, we pass your job to that one roofer and they quote you directly. If we can't help in your area yet, we'll say so.

If we owned a Gold Coast roof

We'd use September, usually the driest month, to clear gutters and fix anything loose before the wet run from December to March. Within a few hundred metres of the surf, we'd ask any roofer which steel suits that exact distance before signing. In the hinterland, we'd treat clean, guarded gutters as part of getting ready for fire.

Questions

Straight answers.

When is the best time for roof work on the Gold Coast?
For painting, coatings and re-roofs, the drier end of winter into spring. September is the driest month at the Seaway on average, and February the wettest. A leak shouldn't wait for good weather, though.
Is flood damage covered the same way as storm damage?
Not always. Moneysmart says most home insurance covers storm damage, but flood has its own definition and may be excluded, so read your PDS. That's worth knowing along the Nerang River and the canals, which flooded in 1974.
