What the whole North Shore has in common
A sandstone plateau
Most North Shore suburbs sit on the Hornsby Plateau, a sandstone plateau cut by ridges and gullies, so many blocks are steep. Scaffolding or edge protection often shows up as a separate line on quotes.
The 'Leafy North Shore'
Lane Cove, Garigal and Sydney Harbour national parks hold bushland along the Lane Cove River, Middle Harbour and the harbour itself, and Ku-ring-gai still has remnants of its Turpentine, Blackbutt and Blue Gum forests.
Heavy rain up top
Turramurra averages about 1,400 mm of rain a year, well above the 1,149.7 mm recorded at Observatory Hill in the city.
Hail and fire history
On 21 January 1991, hail up to 7 cm damaged more than 7,000 houses between Warrawee, Turramurra and Duffys Forest. In January 1994 a Lane Cove fire destroyed 13 houses around West Pymble, West Killara and Lindfield.
Built after the bridge
The North Shore railway came in the 1890s, and the Harbour Bridge's opening in 1932 set off a new wave of suburban building. In 2021 the ABS North Sydney and Hornsby region was split almost evenly between separate houses (46.1%) and flats (46.0%).
The jobs that come up, area by area
Harbourside metal and strata roofs. BlueScope classes Sydney Harbour east of the Bridge as exposed, so homes near the water in Mosman, Cremorne Point and Neutral Bay need steel rated for it. It gives no example for Lavender Bay, Waverton or Greenwich, west of the Bridge, or for Middle Harbour, so get the class confirmed. Colorbond roofing in Sydney covers the products.
Heritage roofs in Ku-ring-gai. In conservation areas, slate is kept and repaired, concrete tiles and replica slate aren't permitted, and new roofing on original buildings has to match.
Gutters under gums. Under big gums, gutters and valleys need clearing regularly. See gutter guards in Sydney.
Ember protection near bushland. Ku-ring-gai recommends its bushfire controls within 700 m of mapped bush fire prone land. Metal guards and sealed gaps are the usual starting point; ember guard explains the options.
If we lived on the North Shore
Down by the harbour, we'd get the steel grade settled before anything else. Up on the ridges, we'd budget for a gutter and valley clean at least twice a year and check heritage status before anyone talks about a re-roof. Either way, ask the roofer for photos so you can see what they saw.
