Ryde's roofs and rules
On the river ridge
Ryde sits on the north bank of the Parramatta River, 13 km north-west of the CBD. The old Great North Road followed the ridge line through the suburb, and growth picked up after the first Gladesville Bridge in 1881 and the railway in 1886.
A growing heritage list
A heritage review that took effect on 27 November 2020 added 24 heritage items across the City of Ryde, including individual Federation buildings and Inter-War bungalows, and lifted the number of conservation areas from five to eight.
Post-war brick
Under the Ryde Council Housing Scheme, council built 599 houses between 1945 and 1952, with 360 more under its loan scheme. The biggest project was 173 brick houses in what's now Denistone West.
Very old buildings
The sandstone police station dates from 1837 and Willandra, a two-storey Georgian house, from around 1845.
Homes today
At the 2021 Census, 55.7% of occupied homes in Ryde were flats or apartments and 35.4% were separate houses.
Repairing a heritage-listed roof in Ryde
Check the listing
Heritage items and conservation areas are listed in Schedule 5 of the Ryde Local Environmental Plan 2014. If your address is there, the steps below apply.
Describe the work and send photos
Council's heritage information sheet says some minor works, repairs and maintenance can be done by qualified tradespeople without a development application, but only after council is told in writing with photos of what's planned.
Wait for the written reply
Work can start once council's Heritage Officer replies in writing that a DA isn't needed. Keep that email with your property records.
Match what's there
Ask the roofer to repair in the same material and profile. Bigger changes, such as a new roof material, will most likely need a DA.
Everyone else: brick houses, apartments and the river
Ryde's post-war brick houses mostly need the usual mid-life work: ridge rebedding, valley repairs and cracked tiles.
Choosing steel near the water? BlueScope classes the Parramatta River as calm, and recommends standard COLORBOND at any distance from calm water and unpainted ZINCALUME only more than 100 m from it. See Colorbond roofing in Sydney and ZINCALUME.
In apartment buildings, the roof is normally common property, so leaks go to the strata manager.
How we'd handle a Ryde roof
If the house is listed or in a conservation area, we'd email council with photos before the roofer starts, even for a small repair, and keep the reply on file. On a post-war brick house, we'd restore sound tiles rather than replace them. Tell us the job and postcode, and we'll send it to one licence-checked roofer who covers Ryde, or let you know at once if there's no one yet.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
