Seven Hills at a glance
Mid-century streets
Typical original homes are single-storey, of mixed construction, around 100 square metres on blocks of 600 to 900 square metres. Since the 2000s many have been replaced with much larger two-storey brick veneer houses.
Suburbs carved out of it
From 1959 to the 1970s, housing schemes took land that had been Seven Hills and turned it into Lalor Park and Kings Langley.
A research farm turned housing
The government agricultural station closed by 1989 and its land was sold for houses. The heritage-listed remnant is now Grantham Heritage Park.
Mostly houses
At the 2021 Census, 84.1% of homes were separate houses, 9.9% semis or townhouses and 5.6% units. 35.3% were rented.
Two councils
Seven Hills is split between Blacktown City and the City of Parramatta, with a large industrial area north of the railway. Canopy is light, in the 10 to 20% range.
Original houses: think asbestos before anyone starts
NSW says a house built before 1990 probably contains asbestos somewhere, and roofing, eaves and gutters are among the places it turns up. Don't drill, cut, water-blast or walk on anything that might be asbestos cement. Only a NATA-accredited lab test can confirm it. Removing more than 10 square metres of non-friable asbestos needs a licensed removalist, and NSW recommends using one for any amount.
Hail and western Sydney storms
On 14 October 2021, hail up to 6 cm fell across western Sydney from the Blue Mountains to Blacktown, Mount Druitt and Penrith. After a storm like that, the damage that matters is often out of sight: cracked tiles and dented sheets.
Monier says only the individual damaged tiles need replacing after a storm, not the whole roof. BlueScope says hail dents don't usually shorten a COLORBOND roof's life, though large dents on a low-pitched roof can hold water. Hail damage and insurance claims walks through the next steps.
On a two-storey rebuild
A second storey changes the job more than the roof itself does. Expect scaffolding or edge protection in the quote, and ask for it to be listed so you can compare quotes fairly. If you rent, report leaks to your agent or landlord in writing.
If it were our Seven Hills roof
On an original house, we'd test for asbestos first and only then decide whether to restore or replace. On a rebuild, we'd make sure every quote shows how the roofer will work safely at height. Either way, send us the job and your postcode. Where we have a licence-checked roofer for Seven Hills, your phone and email go to them and no other roofer; where we don't, we'll tell you straight away.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
