What shapes roofs in Joondalup
Built in one planned push
Perth's 1970 Corridor Plan picked Joondalup as one of five sub-regional centres, and homes arrived from the late 1980s to the early 1990s. The state declared the 25-year development project finished in June 2003. That means many roofs of broadly similar age, wearing on a similar timetable.
Plenty of shared roofs
In the 2021 Census, 56.8% of occupied homes were separate houses, 18.9% townhouses or similar and 23.6% flats or apartments. The city centre itself is lined with townhouses and apartment blocks.
Lake, wetlands and park trees
Lake Joondalup's wetlands run from Burns Beach Road down to Ocean Reef Road, and Yellagonga Regional Park wraps the east and south of the suburb. There's also a strip of bushland near the TAFE and university. Homes beside any of it collect more leaves in their gutters.
Bushfire mapping applies to new work
The City of Joondalup says the state's bushfire prone area rules apply to new construction, not existing homes. If you're adding a patio or extension in a mapped area, a BAL (bushfire attack level) assessment sets how it has to be built.
Which roof jobs come up most in Joondalup?
On a roof that's been up for three decades, wear shows in predictable places: crumbling mortar under the ridge capping (the row of caps along the peak), a faded or chalky coating, a few cracked tiles, and screws working loose on metal roofs. If the roof itself is sound, rebedding and repointing or a full roof restoration is the usual answer.
For townhouses and apartments, the roof is often common property. Before you call anyone, check your strata by-laws or ask the strata manager, because the strata company may need to approve and pay for the work.
Close to the lake and the regional park, gutter guards and regular cleaning earn their keep. An overflowing gutter can push water into the eaves, and from inside that looks a lot like a roof leak.
Before a roofer comes out
- Work out whether your roof is yours or the strata company's
- Note where stains or drips show up, and after what kind of weather
- Look at the gutters from the ground: are they full, sagging or overflowing?
- Find any paperwork from earlier roof work, such as a restoration warranty
- Ask for photos from the roof with every quote
If it were our roof in Joondalup
We'd book a proper inspection before deciding on anything big. A roof from the early 1990s might only need a rebed and a clean, or it might be due for a full restoration, and the roofer's photos will show you which. In a strata block, we'd get the strata company's sign-off first so the job isn't held up halfway through.
