Perth suburbs

Roofing across Perth's northern suburbsOlder coastal suburbs, newer estates, very different roofs.

Perth's northern suburbs span two councils with very different housing ages: the City of Joondalup, which grew mainly in the 1980s and 1990s, and the City of Wanneroo, where building is still pushing north towards Alkimos, Yanchep and Two Rocks. What your roof needs depends a lot on which part you're in. Give us your suburb and the problem, and if there's a licence-checked roofer for your patch who specialises in it, we'll match you with that roofer.

The north, council by council

City of Joondalup

Created on 1 July 1998 from Wanneroo's coastal areas, its 22 suburbs include Hillarys, Sorrento, Duncraig, Mullaloo, Ocean Reef, Kingsley and Joondalup itself. Major growth came in the 1980s and 1990s, and 88.6% of occupied homes were separate houses in 2021.

City of Wanneroo

Wanneroo added almost 110,000 people between the 2001 and 2016 censuses and had 209,111 by 2021. Its main centres are Wanneroo and Clarkson, with Alkimos, Yanchep and Two Rocks named as future urban centres. 92.1% of occupied homes were separate houses, and the median age was 35.

The 2010 hail

On 22 March 2010, hail of 4 to 6 cm fell in a strip from the northern coastal suburbs to south Perth. About 15 schools in the northern suburbs closed, and FESA and the SES received more than 3000 requests for help.

Ocean on the west

The City of Joondalup is bounded by the Indian Ocean, so its beachside suburbs need roofing products chosen with salt in mind.

Which jobs match which part of the north?

In the established Joondalup council suburbs, roofs from the 1980s and 1990s are now thirty to forty-odd years old. That's the age when ridge mortar, coatings and gutters deserve a proper look, and when rebedding and repointing or a roof restoration comes up.

On the coastal strip, salt is the extra factor. BlueScope sets minimum distances from breaking surf for its roofing products, so the right choice a block from the beach may not be the one you'd pick five kilometres inland. Colorbond roofing in Perth goes into the options.

In the newer Wanneroo estates, problems are more likely to be workmanship details on a young roof, or damage from later work such as solar panels going on. Talk to your builder about the warranty before paying for repairs on a recent home.

Our suggestion for the north

Work out which group your home falls into first. For an older place near the coast, we'd have a roofer check the ridge, fixings and gutters, and name the product grade for any metal work. For a newer estate home with a problem, we'd go to the builder with photos before anyone else.

Questions

Straight answers.

Did the 2010 hailstorm damage roofs in the northern suburbs?
The hail fell in a strip from the northern coastal suburbs to south Perth and was worst from Osborne Park to Crawley. If your roof was patched afterwards, a roofer can check the repair has held. Our guide to hail damage claims covers the insurance side.
I'm in Alkimos or Yanchep. Is my roof too new to need anything?
New roofs still need gutters cleared, and anything fixed through the roof later, like solar or air conditioning, can let water in. If something goes wrong in the first few years, contact your builder before a roofer.
