What's particular about Toronto
A heritage precinct on the water
Lake Macquarie's Toronto Heritage Precinct takes in the Victory Parade foreshore and shops, the strip east of Brighton Avenue and the residential peninsula to the north. The Hotel Toronto, built in 1887 from locally made bricks, still sits on the hilltop.
Timber and iron
Council's area plan notes a reasonable consistency in timber and iron construction in the northern part, with good period homes from the 1890s to the 1950s among mostly post-war houses. Old iron roofs on timber frames usually fail at the fixings, laps and flashings first.
A tight, closely built foreshore
South of Brighton Avenue, the lake edge is very closely built, with boatsheds, jetties, fishermen's cottages and grand period homes. Tight access can mean extra time and scaffolding on a quote.
Salt water at the door
Toronto faces the lake's western shore rather than the ocean, but the lake is salt water. BlueScope lists Lake Macquarie as calm, which means painted Colorbond is fine right on the foreshore, though bare Zincalume should be more than 100 m from the high water mark.
Older owners, plenty of renters
At the 2021 Census the median age was 50 and 34.9% of homes were rented. If you rent, report a leak to the agent in writing as soon as you see it.
Working on a house in the precinct
The precinct has its own area plan in the Lake Macquarie DCP, adopted on 12 February 2024, which asks that new work complement its historic character. In NSW, replacing roof sheeting or tiles can be exempt from approval, but not on a heritage item or in a heritage conservation area, so ask council whether the precinct rules touch your job.
For the repair itself, metal roof repairs covers screws, laps and flashings, and rusty roofs explains when treatment beats replacement.
If it were our Toronto house
We'd keep the old iron and fix what's failing, rather than swap a period roof for something new. Before any work near the water, we'd ask the roofer to put the steel product and the screw type on the quote.
