Roofers across Port StephensHarbour, ocean, bush and river flats in one council.

Port Stephens covers 979 square kilometres, from Nelson Bay, Shoal Bay and Fingal Bay on the harbour to Raymond Terrace on the Hunter, with Medowie and Salt Ash in the bush between. A roof in Anna Bay has different problems from one in Raymond Terrace, so give us your postcode with the job. If we have a licence-checked roofer for your part of Port Stephens who specialises in that job, we'll match you with them, and if we don't, we'll say so.

What shapes a Port Stephens roof

The harbour

Port Stephens itself is a tide-dominated, drowned-valley estuary of 134 square kilometres, open to the sea between the Tomaree and Yacaaba headlands. BlueScope names it as exposed water, a step down from surf but with the same distance rules. Within 200 m of the harbour, that means Colorbond Ultra more than 100 m back and Superdura Stainless closer in, rather than standard Colorbond.

The ocean side

Anna Bay adjoins the north-eastern end of Stockton Beach. Near breaking surf, BlueScope recommends standard Colorbond only beyond 200 m, Colorbond Ultra beyond 100 m and Superdura Stainless closer than that, measured from the high water mark.

A wet peninsula

Nelson Bay's exposed peninsula gets about 1,343.2 mm of rain a year over 132.1 rain days, which is a lot of water for gutters and valleys to move.

Fire on the bush edges

Three fires that started on 13 October 2013 destroyed 4 houses and badly damaged 9; the Salt Ash fire, sparked by powerlines arcing in high winds, burned 355 hectares. In November 2018 the Campvale and Salt Ash fire burnt through 1969 hectares.

River flats at Raymond Terrace

Raymond Terrace sits where the Hunter and Williams rivers meet. Levees protect most of the town, but some lower parts still flooded in the 2007 storms.

Homes left empty

On census night 2021, 5,236 private dwellings, or 15.4%, were unoccupied. The ABS doesn't say why, but a house nobody's living in can leak for weeks before anyone notices.

The jobs that come up most in Port Stephens

Rust checks near the water. Close to salt, screws, flashings and gutter undersides usually go before the roof sheets. BlueScope's October 2026 maintenance bulletin says areas rain doesn't wash should be hosed every three months near marine salt spray. See Colorbond roofing in Newcastle and rusty roofs.

Ember-proofing in bushland suburbs. NSW RFS says 85% of houses lost in bushfires are lost to ember attack, and wants gutter and valley guards to be non-combustible and installed to AS 3959. See ember guard and gutter guards in Newcastle.

Storm checks for owners who aren't there. A roof inspection after a big blow costs far less than a ruined ceiling.

How we'd look after a Port Stephens roof

If the house sits empty for stretches, we'd book a roofer's check after each big storm instead of waiting for a stain. Near the harbour or the beach, we'd get the steel product named on the quote. In Salt Ash, or anywhere that backs onto bush, we'd fit metal ember guard and clear the gutters before every fire season.

Questions

Straight answers.

Does the Port Stephens harbour count as surf for roofing steel?
No, but it isn't calm either. BlueScope's TB-35 lists Port Stephens as exposed, which means open salt water facing onshore winds, without regular breaking surf. Exposed water gets the same distance rules as surf, so standard Colorbond is recommended more than 200 m away, Ultra more than 100 m, and stainless anywhere closer. BlueScope calls its list a guide, so have your roofer measure from the high water mark.
Do I need approval to replace a roof in Port Stephens?
Often not. A NSW Department of Planning fact sheet from July 2023 says repairing or replacing roof tiling and sheeting can be exempt development, though not on heritage items or in conservation areas. Confirm with council or a certifier before you start.
