Roofers across the Mornington PeninsulaThree coastlines, fire-prone hills and a lot of empty houses.

A Mornington Peninsula roof can face open Bass Strait surf, an exposed bay or the mudflats of Western Port, with bushfire-prone hills in between. Mornington and Mount Martha were also among Victoria's top storm-damage hotspots in 2022 to 23. Tell us the job and your postcode: where a licence-checked roofer for your part of the peninsula specialises in it, we'll match you, and if not, we'll tell you straight away.

One peninsula, very different roofs

Where people live

The bay side runs through Mount Eliza, Mornington, Mount Martha, Dromana, Rosebud, Rye and Sorrento to Portsea, and all of it is urban except Point Nepean. Red Hill and Main Ridge sit in the hills, Flinders on the south coast, and Hastings, Tyabb and Somerville towards Western Port.

Surf on the back beaches

BlueScope's salt table lists the Bass Strait coast of the peninsula as surf, its harshest class. It recommends COLORBOND Ultra typically 100 to 200 m from breaking surf and SUPERDURA Stainless within 100 m.

The bay side is exposed too

Port Phillip from Altona to Portsea is listed as exposed, not calm, so standard COLORBOND is recommended only more than 200 m from the water.

Western Port

The eastern shores are mangroves and mudflats. BlueScope's table gives the eastern shoreline of Westernport Bay as exposed, but doesn't name the peninsula side, so have your roofer confirm.

Fire country in the hills

Arthurs Seat rises to 305 metres, with Red Hill and Main Ridge behind. A 2018 report on the shire's fire management plan said it calls the peninsula 'one of the most bushfire-prone areas in the world'.

Storms and empty houses

In the 9 June 2021 storm, Hastings SES alone logged 190 calls in a day. And at the 2021 Census, 27.5% of the shire's 93,502 private dwellings were unoccupied, so damage can sit unseen.

The jobs that come up here, and why

Ember protection in the hills. On land under the Bushfire Management Overlay, a property's Bushfire Attack Level (BAL) sets the construction standard. Monier says roof spaces are highly vulnerable to ember entry, and NSW RFS guidance says gutter and valley guards in bushfire areas should be non-combustible. See ember guard.

Storm repairs. Loose ridge caps, lifted flashings and trees on roofs are the typical storm call-outs. VICSES advises cleaning gutters and checking for loose or damaged tiles before storm season. Our page on hail and storm damage covers what a roofer does next.

The right steel for your coast. Bay, surf and Western Port all have different answers. Get the product named on the quote, and see Colorbond roofing in Melbourne.

Holiday homes. About 24,000 holiday homes means a lot of roofs nobody looks at between visits. A check before summer, and again before the fire danger period, catches problems while they're small.

What we'd do on the peninsula

We'd start by placing the house: which coast, how far from the water, and whether it has a BAL rating. That settles the steel, the gutter guard and the fixings. For a holiday home, we'd book a roofer's check every spring with photos sent through, so a cracked tile isn't found by a stain on the ceiling in January.

Loose roof tiles

Wonderful experience with [the roofer], who came at short notice to fix tiles that were in danger of falling and hurting someone. He came on Easter Saturday, fixed the tiles and didn’t want payment because it was a quick job. He was professional, polite and very generous with his time.

Box gutter replacement

I was very happy with the work. I engaged [the roofer] to replace a box gutter. This is quite a big job involving taking off part of the roof. As often happens with an old house, addressing one problem revealed others. In the end a large section of roof and the wooden frame underneath had to be replaced. This was all done quickly and efficiently and to a high standard. The cost was very reasonable given the scale of the job. [The roofer] kept me informed at all times with photos showing the work.

Questions

Straight answers.

Which steel should I use near a back beach?
BlueScope recommends SUPERDURA Stainless within about 100 m of breaking surf, and COLORBOND Ultra typically 100 to 200 m away. Have your roofer measure from the high water mark.
My holiday house is empty most of the year. How often should the roof be checked?
At least once a year, ideally in spring, and after any big storm. Ask the roofer for photos so you can see what they found.
Does a BAL rating change what roof I can have?
It can. The BAL sets the construction standard for new work, from no specific requirements at BAL-LOW to the strictest at BAL-FZ. Tell your roofer the rating before they quote.
Do you have roofers in Rye, Red Hill or Hastings?
Send us your postcode and the job. If a licence-checked roofer covers your town, we'll pass it to them. If not, we'll tell you so you can look elsewhere.
