What's behind Bayswater's roofs
From orchards to factories
Settlement began in the 1860s, and by 1911 the district had several orchards and 896 people. Postwar factories drove the next wave, with housing built westward, and the population reached 11,240 by 2011.
Townhouses as well as houses
At the 2021 Census, 61.7% of occupied homes were separate houses, 27.3% semi-detached, row or townhouses and 11.0% flats or apartments.
Flash flooding in the Blind Creek catchment
VICSES names Bayswater among Knox's at-risk flood locations, with a significant flood in February 2011 and others going back to September 1984. Its Blind Creek catchment guide covers Bayswater.
Trees need a permit
Knox says a planning permit is required for tree removal or pruning, including canopy trees over 5 metres tall in residential zones.
What tends to come up
On a 1950s or 1960s house, the first question is what the roof, eaves and gutters are made of. EPA Victoria says houses built before 1990 are likely to have some asbestos, and roof tiles are among the products that can contain it. Until you know, don't drill, cut, water-blast or walk on it. Our asbestos checker is a quick place to start.
In a townhouse, find out who owns the roof before you book anyone. If there's an owners corporation, the roof is often its responsibility, and a repair on one unit can affect the one next door.
Given the flash flood history, keep gutters and downpipes clear going into the wetter months.
What we'd do first
Find out what the roof is made of before anyone works on it, especially on a house from the factory-boom years. If it turns out to be sound tile, a check of the ridge mortar and the gutters is usually the next step. Then send us the job and your postcode. We'll hand it to one licence-checked roofer for Bayswater if we have one, or let you know right away that we don't.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
