Why timing matters on the Gold Coast
The wet months arrive together
December and March average the most rainy days at the Gold Coast Seaway, and February brings the most rain. A gutter packed with leaves in November will overflow at the first heavy storm.
Storm debris all at once
Big blows like the Christmas 2023 storms and ex-Cyclone Alfred in March 2025 bring down leaves, bark and branches in one go. After a storm like that, check from the ground for full gutters and downpipes that aren't running.
Empty homes don't report blocked gutters
On census night 2021, 10.5% of private dwellings in the City of Gold Coast were unoccupied. The census doesn't say why, but if you own a place you aren't living in, nobody's there to notice an overflowing gutter. Book cleans on a schedule instead.
Townhouses and units
About one in five occupied Gold Coast homes is a townhouse or semi, and roughly another fifth are flats or apartments (2021 Census). In those, gutters are often shared, so check who's responsible before you book.
What a proper clean includes
Clearing every gutter, flushing each downpipe to make sure it runs freely, clearing valleys and box gutters, and bagging the waste rather than leaving it on the lawn. A good cleaner also flags rust, sagging, loose brackets or cracked tiles near the edge, with photos.
If the roof might be asbestos cement, gutter debris can carry fibres. ASSEA says debris in gutters under asbestos cement sheeting should be treated as friable, and in Queensland friable asbestos can only be removed by a Class A licensed removalist, not a general cleaner.
Choosing someone to do it
In Queensland, licensed contractors have to show their licensed name and QBCC licence number in their ads, including directory listings and social media. A gutter clean is usually a small job under the $3,300 licence threshold, but if the same person offers to fix or replace gutters, check their licence first.
Questions to ask a gutter cleaner
- Do you flush the downpipes, or just clear the gutters?
- Will you clear the valleys and any box gutters?
- Can you send before and after photos?
- What do you do with the waste?
- Are you insured for working at height?
Safe from the ground, or leave it
You can
- Look from the ground for plants growing in gutters or water spilling over
- Clear downpipe outlets and stormwater grates at ground level
- Trim low branches from the ground
Leave to a roofer
- Anything at gutter height, especially on two storeys
- Valleys and box gutters
- Gutters under an asbestos cement roof
What we'd book
We'd book a clean every September or October, before the wet months, and add one in autumn if the block has big trees. For a rental or holiday home, we'd put it on a schedule rather than wait for a call. And we'd ask the cleaner to photograph anything that looks like it needs fixing. See the national gutter cleaning page and the Gold Coast hub for more.
