What shapes a re-roof on the Gold Coast
Distance from breaking surf
Lysaght's advice for Gold Coast homes near the ocean is COLORBOND Ultra steel 100 to 200 m from breaking surf, and SUPERDURA stainless steel inside 100 m. The building code's corrosion table goes further: within 100 m of breaking surf, it rates standard metallic-coated and painted steel as unsuitable. Homes near The Broadwater aren't off the hook, because BlueScope classes it as exposed water, which carries the same distance rules as surf.
The steel you can't see
The Queensland Reconstruction Authority points out that the code expects heavily galvanised or stainless structural parts on homes within a kilometre of the shoreline, fitted to the maker's specifications and inspected regularly. On a re-roof, ask about brackets, straps and fixings as well as the sheets.
Fire in the hinterland
Beechmont lost eleven houses to bushfire on 7 September 2019, and Binna Burra Lodge on the Lamington Plateau burned the following day. If your block has a Bushfire Attack Level (BAL) rating, the roof, sarking and gutters all need to suit it.
Wind on the way through
Ex-Tropical Cyclone Alfred's gusts ripped the roof off a Gold Coast apartment building in March 2025. A new roof is the moment to have battens, tie-downs and fixings checked, and the QBCC says repair work generally has to meet current building codes anyway.
Tile, Colorbond or something else?
Monier says its concrete and terracotta tiles are salt safe and won't corrode, while steel needs the right grade for your distance from the surf. Changing from tiles to a lighter roof can affect the frame, and Monier notes lightweight roofing may need engineering advice. Our guide to Colorbond vs tile compares them, and tile to Colorbond covers the switch.
In the hinterland, Monier says non-combustible tiles with ember protection and fire-rated sarking can form part of a roof that complies with AS 3959, and BlueScope says COLORBOND roofing can be part of a compliant system right up to BAL-FZ.
Queensland says homes built before 1990 are likely to contain some asbestos. If the old roof might be asbestos cement, removing more than 10 square metres needs a Class B or Class A licensed removalist in Queensland. They must notify Workplace Health and Safety Queensland 5 days before starting.
Contracts and approvals
For work of $20,000 or more, Queensland requires a Level 2 contract, with a start date, the statutory warranties and, for a fixed price, a price change warning on the first page of the schedule. The deposit can't be more than 5%, and progress payments have to keep pace with the work actually done.
Repairs that affect a building's structure need building approval, though minor like-for-like work can be exempt. Ask the roofer whether your job needs a building certifier.
Questions to ask before a Gold Coast re-roof
- Which steel or tile do you recommend for my distance from the surf, and why?
- Will the fixings, straps and brackets suit a home this close to the water?
- Does my block have a BAL rating, and how will the roof and sarking meet it?
- Does this job need building approval, and who arranges the certifier?
- Is the deposit within the QBCC limit, and when are progress payments due?
Our take
We'd measure the distance to breaking surf before choosing anything, because that decides the steel. In the hinterland, we'd sort out the BAL first. Then we'd want the steel grade, fixings and sarking named in the quote, so it can be checked and compared. The national roof replacement page has more on the job itself, and the Gold Coast hub covers local conditions.
