What's different about Tweed Heads
Twin town, different state
Tweed Heads is the northernmost town in NSW, next to Coolangatta, and sits in the Tweed Shire council area. Planning and building questions go to Tweed Shire Council and NSW agencies.
River mouth and surf
The Tweed River meets the Coral Sea just south of Point Danger, between breakwater walls built in 1891, and sand is pumped away to keep the bar open. BlueScope lists open Pacific beaches in regional NSW and Gold Coast beaches as surf, but doesn't name the Tweed River or Terranora Creek.
Units, townhouses and retirees
At the 2021 Census, 44.2% of homes were flats, 30.2% townhouses or similar and 24.9% houses, and 41.2% were owned outright. Wikipedia counts 14 retirement villages in the area.
Floods across the shire
Tweed Shire Council said the February 2022 flood damaged more than 2,100 properties and left about 500 uninhabitable. Ex-Cyclone Debbie caused significant flooding in the shire in 2017, and six evacuation centres opened in Tweed Heads before ex-Cyclone Alfred in 2025.
A long-settled town
A Tweed Shire historic walk notes a few huts before 1865, cottages in the 1870s, and about 220 buildings by 1915.
NSW rules for a Tweed Heads roof job
- A contractor licence for work over $5,000. Roof plumbing, roof tiling and roof slating are separate categories, so check the right one.
- Look the roofer up on Verify NSW, which shows their licence categories, expiry and any cancellations or penalties.
- A written contract for any job over $5,000: a small jobs contract up to $20,000 and a large job contract above it.
- For work over $20,000, a Home Building Compensation Fund certificate before you pay a deposit.
- A deposit of no more than 10 percent.
- Repairing or replacing roof tiling and sheeting can be exempt development, but not on heritage items or in heritage conservation areas.
- If the building is pre-1990, assume asbestos may be present until tested.
Who looks after which roof
With three in four homes being units or townhouses, many roofs are common property. Report leaks to the strata manager or owners corporation in writing and let them organise the work.
For a house, coastal steel follows the same BlueScope distances as anywhere: standard COLORBOND more than 200 m from breaking surf, Ultra beyond 100 m, stainless closer in. Our Gold Coast roof repairs page covers the common jobs either side of the border.
What we'd do in Tweed Heads
We'd check the roofer on Verify NSW before anything else, because on this side of the border it's the NSW register that counts. For a bigger job, we'd want the HBCF certificate in hand before paying a cent. Tell us the job and your street: if a licence-checked roofer covers Tweed Heads, they alone get your phone number and email, and if not, we'll let you know quickly.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
