What re-roofing means in Townsville
The houses that came before the code
Queensland's first statewide cyclone building rules came in 1975 after Althea, and the new Home Building Code was fully adopted in the mid-1980s. The QRA says homes built before 1985 usually take more damage in cyclones. Among the Townsville homes Althea damaged or destroyed were 200 Housing Commission homes and roughly 500 of the city's 700 War Service Homes.
The failure the engineers keep finding
In one Cyclone Testing Station investigation, the sheeting was properly fixed to the battens, but the battens weren't properly fixed to the trusses. The wind lifted battens and sheets off together. Better screws on new sheets won't help if that connection stays the same.
Your site sets the standard
Townsville is in Wind Region C, designed for gusts of 250 km/h. Under AS 4055 each house gets a classification from C1, at 180 km/h, up to C4, at 310 km/h. Homes on hilltops or open ground need a higher rating, so a new roof should be fixed to suit your block, not a generic one.
When the roof comes off, look underneath
The QRA recommends a building professional inspect the key structural parts whenever roofing is removed, because steel straps corrode and timber can rot or be eaten by termites. A re-roof is the cheapest moment you'll ever get to fix those.
Grants, insurance and the money side
The Household Resilience Program once paid owner-occupiers of pre-1984 homes near the coast a share of cyclone upgrades, including roof replacement. It closed to new applications on 2 October 2026, so don't plan around it.
Under the Cyclone Reinsurance Pool, insurers can get a 30% discount on the wind part of their pool premium for a home with a new roof. Whether you see any of that is up to your insurer. Ask before you sign, but don't count on it.
Thinking of swapping tiles for metal? Sheet metal is lighter, so the uplift on the frame is greater and the tie-downs need to be stronger. The QRA says a qualified professional should assess the whole structure first. Our tile to Colorbond page explains the trade-offs, and Colorbond roofing in Townsville covers steel choice near the water.
Older roofs and asbestos
Queensland's asbestos authority says a home built before 1990 is likely to contain some asbestos, and you can't tell by looking. Don't let anyone cut, drill or water-blast old fibro sheeting until a sample has been tested. More than 10 square metres of bonded asbestos must go to a licensed removalist.
Questions to ask before you sign for a re-roof
- Will someone check the batten-to-truss and truss-to-wall connections once the old sheets are off?
- What wind classification will the new roof be fixed for, and how did you work it out?
- Is home warranty insurance in the price, and when will you lodge it?
- Is this a fixed-price contract, and is the deposit within the QBCC limit?
- Does any of the old roof contain asbestos, and who's removing it?
- Will this work need building approval, and who's arranging it?
Our take
On a pre-1985 Townsville house, we'd only accept a re-roof quote that includes checking and upgrading the tie-downs. A shiny new roof on old batten fixings is the exact failure the Cyclone Testing Station keeps finding. Get two quotes that price the same scope, then compare.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
Contracts on a job this size
A Townsville re-roof will almost always pass $20,000, which in Queensland means a Level 2 contract with a start date, the statutory warranties and the QBCC Consumer Building Guide. The deposit can't be more than 5%, and home warranty cover must be paid before work starts. Check the roofer's licence on the QBCC register first.
When you're ready, send us your suburb and what's on the roof now. We'll pass it to one licence-checked roofer where we have one. Our Townsville page and national guide to roof replacement have more.
