What we know about Hallam's homes
Two waves of building
Victorian Places says Dandenong's 1950s growth brought some housing to Hallam, and by the end of the 1980s there were subdivisions in the north-east and south-east. The south-west is industrial.
More townhouses than you'd think
At the 2021 Census, 77.6% of occupied homes were separate houses and 20.9% were townhouses or semi-detached. 41.4% were owned with a mortgage and 25.9% rented.
A creek on the northern edge
Eumemmerring Creek, which rises in the Dandenong Ranges, forms Hallam's northern boundary, with a linear park and bike trails along it.
Jobs that suit a Hallam roof of that age
Rebedding and repointing. Monier, a tile maker, lists cracked mortar under the ridge and hip caps as a common cause of leaks. See rebedding and repointing in Melbourne.
Townhouse roofs. If you share a roof or a box gutter with neighbours, check your plan of subdivision before booking work, because the roof may be common property.
Gutters. Melbourne's heaviest showers often fall in narrow bands over the south-eastern suburbs, so a gutter that copes with drizzle can still overflow in a summer storm. A gutter clean before summer is a small cost by comparison.
Where we'd start in Hallam
For a roof from the 1980s, we'd book an inspection before committing to anything big. A roof that age may only need its ridges, valleys and gutters sorted, in which case a full restoration can wait a few more years.
