Roofers in Point CookYoung houses, so check the builder first.

Almost all of Point Cook has been built since the late 1990s, so plenty of roof problems here are still a matter for the builder, not a new roofer. Once the builder's done and the job is yours, tell us about it. We'll match it with a licence-checked roofer for Point Cook who specialises in that kind of work if we have one, and if not, we'll tell you straight away.

Point Cook in a nutshell

From farmland to 66,781 people

Point Cook was rural until the mid-1990s. It had 1,738 people in 2001, 14,366 in 2006, 32,143 in 2011 and 66,781 at the 2021 Census.

Houses on mortgages

In 2021, 88.0% of occupied homes were separate houses. 50.6% were owned with a mortgage and only 14.9% outright, so a surprise roof bill lands on a lot of households already paying off a loan.

On the bay's western shore

Point Cook Coastal Park runs for 863 hectares along Port Phillip from RAAF Williams to Laverton Creek, and its north-western edge borders housing. BlueScope lists Port Phillip Bay from Altona to Portsea as exposed water, with Williamstown and the Yarra River its calm examples, and recommends standard Colorbond more than 200 m from exposed marine and Colorbond Ultra more than 100 m. If you're near the shore, have the roofer confirm what applies at your address.

Western suburbs hail

On 6 March 2010, golf-ball-sized hail fell on the city and western suburbs. After a storm, photograph any damage before anything is moved or patched.

Is it the builder's problem, or yours?

If your home is only a few years old and the roof leaks, a sheet rattles or a gutter drips at a joint, contact the builder first, in writing, with photos and dates.

Consumer Affairs Victoria says domestic building insurance steps in if the builder has died, gone insolvent or disappeared. It covers structural faults for 6 years and non-structural faults for 2 years, and after an insolvency you should claim within 180 days of finding out.

An independent roof inspection gives you something concrete to show the builder or the insurer.

Jobs that come up on established Point Cook streets

Gutter cleaning, especially where homes back onto parks, lakes and wetlands. See gutter cleaning in Melbourne.

Leaks around things added after handover, like solar panels, aerials and air conditioning pipes. See solar panel roof leaks.

Storm damage after a big cold front. See hail and storm damage repairs.

What we'd do in Point Cook

If the house is under six years old, we'd go back to the builder before paying anyone else. Keep the handover paperwork and the roofing product details where you can find them. Once you're past that, a gutter clean and a quick roof check every year or two costs far less than chasing a leak through the ceiling.

Loose roof tiles

Wonderful experience with [the roofer], who came at short notice to fix tiles that were in danger of falling and hurting someone. He came on Easter Saturday, fixed the tiles and didn’t want payment because it was a quick job. He was professional, polite and very generous with his time.

Questions

Straight answers.

My Point Cook builder has gone broke. What now?
Lodge a claim on the domestic building insurance. Consumer Affairs Victoria says to claim within 180 days of learning about the insolvency, and the cover runs 6 years for structural faults and 2 years for non-structural ones.
Does living near the coastal park affect my roof?
It can, if you're close to the water. BlueScope treats Port Phillip from Altona to Portsea as exposed water, with set minimum distances for each steel product measured from the high water mark. Ask the roofer to confirm the classification and distance for your address before they quote on metal.
Can you send a roofer to Point Cook?
Send us the job and postcode. If we've got a licence-checked roofer for your area, they'll get it. If we haven't, you'll know straight away.
