Carrum Downs roofingEstate roofs reaching middle age.

Carrum Downs was farmland until the 1980s, then one of Melbourne's fastest growing suburbs, so most homes here were built on estates since then. The usual jobs are ridges, broken tiles and worn coatings, plus warranty questions on the newest homes. Tell us the job and your postcode. We'll match it with a licence-checked roofer near you who specialises in that job on estate homes, and if we don't have one, we'll tell you straight away.

How Carrum Downs was built

From paddocks to estates

eMelbourne says Carrum Downs was mostly farmland until the 1980s, and its population grew from 2363 in 1981 to 13,051 in 1996.

Estate by estate

Botany Park dates from the late 1970s and early 1980s, the Botany Bush area became housing in the late 1990s, and new houses are still going up.

A village since 1945

The Brotherhood of St Laurence began building a community for older people here in 1945, later adding cottages and hostel accommodation. The first main residential area grew south of it.

On the old swamp

Most of the suburb sits on the former Carrum Swamp, which ran about 15 km north to south. Today there's heath and bushland, a flora and fauna reserve and a linear park along Boggy Creek.

Almost all houses

At the 2021 Census, 79.0% of occupied dwellings were separate houses and 19.6% semi-detached or townhouses. Flats were 0.4%.

Which job depends on when your house was built

Newer homes: start with the builder. From 1 July 2026, Victoria's Home Warranty insurance covers structural faults for 6 years and non-structural faults for 2 years on work over $20,000. Builders also owe implied warranties under the Domestic Building Contracts Act that can't be signed away. If a young roof leaks, raise it with the builder in writing before paying anyone else.

1980s and 1990s homes: ridges and tiles. A survey of Australian house styles notes that 1990s ranch-style homes usually have tiled roofs with wide eaves. The mortar under the ridge caps is normally the first thing to go. See roof restoration in Melbourne.

Concrete tile coatings. If your tiles are concrete, the colour fades over time. Monier says a repaint every five years or so keeps the look but doesn't improve waterproofing, so it's a cosmetic choice. Our restore or replace tool helps weigh it up.

Signs a re-coat offer isn't what it seems

  • Someone knocks uninvited and wants a decision today. Consumer Affairs Victoria says roof re-coating has attracted some unethical operators.
  • A deposit of more than 10%. Consumer Affairs suggests generally no more than that for a re-coat.
  • No business name or street address you can check
  • Work starting or money taken within 10 business days of an uninvited sale, which the law doesn't allow

If it were our place in Carrum Downs

We'd find the build date first. If the house is only a few years old, we'd go to the builder. If it's older, we'd have the ridges and any cracked tiles fixed and only pay for a re-coat if we wanted the colour back. And we'd never sign with someone who turned up at the door.

Box gutter replacement

I was very happy with the work. I engaged [the roofer] to replace a box gutter. This is quite a big job involving taking off part of the roof. As often happens with an old house, addressing one problem revealed others. In the end a large section of roof and the wooden frame underneath had to be replaced. This was all done quickly and efficiently and to a high standard. The cost was very reasonable given the scale of the job. [The roofer] kept me informed at all times with photos showing the work.

Questions

Straight answers.

My house is only a few years old and the roof leaks. Who fixes it?
Contact your builder first, in writing. Structural defects are covered by Home Warranty insurance for 6 years under contracts from 1 July 2026, and implied warranties apply regardless.
Someone knocked on my door offering a roof re-coat. Should I worry?
Be careful. If you agree to a job worth more than $100 from an uninvited visit, you have 10 business days to cancel, and the trader can't start work or take payment in that time.
Can you send someone to look at my roof in Carrum Downs?
Tell us the problem and your postcode. Where we've got a licence-checked roofer for your area, the job goes to them. Where we haven't, we'll say so.
