Keysborough, north to south
Older homes up north
Housing near Noble Park and Springvale South dates mainly from the 1960s to the 1990s. Keysborough north was suburbanised in the late 1970s and 1980s, and the streets north and east of the golf course followed in the 1980s and 1990s.
Newer estates in the middle
Large residential and industrial development began in the middle of the suburb in the 2000s. Greater Dandenong calls the emerging residential area strategically significant and manages Keysborough South through development plan overlays.
Big family homes
At the 2021 Census, 89.5% of occupied homes were separate houses and 51.8% had four or more bedrooms. 46.7% were owned with a mortgage.
Built on drained swamp
The Carrum Swamp was drained between 1878 and the 1920s to make farmland in southern Keysborough, and the soil is sandy. Greater Dandenong applies a Special Building Overlay where storm water runs overland once the underground drains fill.
Is it a builder's problem or a roofer's job?
If your home is recent. Builders in Victoria must meet implied warranties under the Domestic Building Contracts Act 1995, and Consumer Affairs Victoria says these apply by law and can't be signed away. If a newer roof leaks, or the flashings and gutters were never right, put it to your builder in writing first, with photos and dates.
If the builder won't act. Consumer Affairs Victoria's steps are to raise it with the builder and keep records, set it out in a letter or email, then apply for dispute resolution through the Building and Plumbing Commission. Our guide to checking a roofer's licence covers the BPC register too.
If your home is older. Then it's maintenance: ridge mortar, cracked tiles, gutters and the odd leak. See roof repairs in Melbourne.
Before you call anyone about a newer roof
- Find your building contract and the handover paperwork
- Check who built the house and whether they're still registered
- Photograph the leak or defect, and note the dates
- Write to the builder describing the problem and ask for a response
- Keep copies of every email and letter
Where we'd start in Keysborough
On a home built in the last few years, we'd go back to the builder before paying anyone else. On an older northern home, we'd get an independent look at the roof before saying yes to anyone who knocks on the door offering a restoration.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
