Berwick's roofs, old and newer
From country town to 50,298 people
Urban growth started in the 1970s, but Berwick still felt like a large country town in the mid 1980s. Houses then filled the land between the freeway, the railway and the old Princes Highway, and the population went from 25,461 in 2001 to 44,779 in 2011.
First-home buyer estates
The surrounding farmland was subdivided from the 1990s into the 2000s and proved popular with first-home buyers. At the 2021 Census, 89.0% of occupied homes were separate houses, and 28.5% were owned outright.
Hipped and tiled, mostly
Wikipedia's survey of house styles says McMansion roofs are always hipped or gabled and tiled, and 1990s ranch-style roofs are usually tiled with extended eaves. Every hip and valley adds metres of ridge and valley, and those joins are where tiled roofs most often let water in.
The old village
Edrington, Lord Casey's former home, is on the Victorian Heritage Register. The Border Hotel dates from 1857, the Mechanics' Institute from 1862 and the Springfield cheese factory from 1865. If your home carries a heritage control, check with the City of Casey before you change the roof's material or colour.
What Berwick homeowners usually call about
Valley and ridge leaks on tiled roofs. Complex hipped roofs have long valleys where two slopes meet and long ridges held down by mortar. Leaves in a valley or cracked ridge pointing will show up as a ceiling stain. See flashing and valley repairs and roof valley leaks.
Find out whether your tiles are concrete or terracotta first: Monier says terracotta doesn't need respraying, because its colour is baked in.
Rebedding before a repaint. Paint over cracked mortar just hides the problem. If the ridges need rebedding and repointing, that comes first.
Questions to ask before a Berwick roofer starts
- Are my tiles concrete or terracotta, and does a coating make sense for them?
- How many metres of ridge and valley need work?
- Will you photograph the problem areas for me?
- Does my property have a heritage control that affects this job?
- Who removes and refits the solar panels, if they're in the way?
Our take for Berwick
On a 1990s or 2000s tiled roof that only looks tired, we'd fix the ridges and valleys and skip the coating unless the colour really bothers you. On an older place near High Street, we'd look for a roofer who's worked on heritage roofs and talk to the council before anything visible changes.
