How Pakenham's housing came together
A planned growth corridor since the late 1960s
Pakenham was earmarked for urban expansion from the late 1960s. The Housing Commission bought about 400 hectares and built part of it as an estate, and it was one of the Commission's satellite towns of the early 1970s. More housing went in north of the town by the 1990s.
Then the estates
Farmland around town has since been rezoned for estates, and Pakenham reached 54,118 people at the 2021 Census. 86.4% of occupied homes were separate houses, 46.3% were owned with a mortgage and 30.8% were rented.
Hills to the north
Settlers moved into the hills north of town in the 1870s, at what became Pakenham Upper. On sloping blocks up that way, safe roof access takes more gear and time, so expect it on the quote. If your land is under a Bushfire Management Overlay, building work may need a planning permit and a set construction standard.
Near-new home with a roof fault? Start with the builder
Consumer Affairs Victoria says implied warranties under the Domestic Building Contracts Act 1995 apply by law and can't be signed away. They cover good workmanship, getting everything in the contract, and everything working. A leak, a lifted flashing or a badly joined gutter on a new Pakenham home is the builder's to answer for first.
Put it in writing, with photos and dates. If the builder has died, gone insolvent or disappeared, domestic building insurance covers structural faults for 6 years and non-structural faults for 2 years, Consumer Affairs Victoria says, with repair cover up to $300,000.
An independent roof inspection gives you a written report to put in front of the builder, which is far harder to brush off than a phone call.
Older Pakenham homes: the usual jobs
Homes from the 1970s through the 1990s are into the years of cracked ridge mortar, faded coatings and rusting gutters. Start with roof restoration in Melbourne or gutter replacement in Melbourne.
If the house was built or renovated before 1990, Asbestos Victoria says it likely contains asbestos somewhere, and eaves, sheeting and old gutters are among the usual places. Treat them as suspect until a sample's been tested.
If it were our Pakenham roof
On a house under about six years old, we'd go to the builder before paying any roofer, and keep every email. On an older home, we'd get one roofer to look at the whole roof and price the urgent fixes separately from the nice-to-haves, so you can do the leak now and the coating later.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
