Roofing in LoganholmeWork out where the water came from.

The Logan River runs along two sides of Loganholme, and after ex-Cyclone Debbie it peaked at 10.4 metres on 1 April 2017, Logan's worst flood in 40 years. When water gets into a house here, the first thing to settle is how it got in. Rain through the roof is usually storm damage, while rising river water counts as flood, and insurers often treat them differently.

Living beside the Logan

River on two sides

Loganholme's southern and western boundaries follow the Logan River. East of the Pacific Motorway, a big commercial and industrial area sits next to vacant flood plains.

2017 and 1974

Debbie's floods inundated 200 homes across Logan and flooded Beenleigh railway station. Wikipedia says the worst 20th-century flooding in the river's lower reaches came in 1974.

2022 and 2025

Logan City had major flooding again in 2022. During ex-Cyclone Alfred in March 2025, the Albert River catchment in the Logan and Gold Coast hinterland averaged about 400 mm over five days.

An old crossing, a modern suburb

A cotton gin was built here in 1867 and a road bridge to Beenleigh opened in July 1931. Today 92.7% of homes are separate houses, and 47.6% were mortgaged at the 2021 Census.

After a big wet in Loganholme

  1. Safety first

If water is near lights or power points, turn the power off at the switchboard. Stay out of rooms where the ceiling sags. For storm damage emergencies, the SES is on 132 500.

  2. Photograph everything

Moneysmart says to take photos and video before you move anything, and to contact your insurer as soon as practical, even if you don't know the full damage yet.

  3. Separate roof water from flood water

Moneysmart says most home insurance covers storms, including rainwater, but flood has its own standard definition and may be excluded. Note whether water came from above or rose from the ground.

  4. Ask before temporary repairs

Talk to your insurer before paying for a tarp or patch. Many insurers can arrange emergency repairs themselves.

  5. Then book a roof check

Once it's dry and safe, have a roofer look at tiles or sheets, flashings, gutters and downpipes. Our roof leak repair in Brisbane page covers what they'll look for.

Be careful after a flood or storm

  • Someone knocks on your door saying they've spotted damage. The Insurance Council warns these 'disaster chasers' are often unlicensed.
  • They claim to come from your insurer. The Insurance Council says insurers don't send tradespeople without telling you first.
  • They want money up front on a door-to-door deal. Under the Australian Consumer Law, a supplier can't take payment or start work in the first 10 business days of an unsolicited agreement, outside a declared emergency.

What we'd do in Loganholme

We'd keep gutters and downpipes clear before every storm season, so the roof sheds water fast when the river's already up. After an event, we'd photograph, call the insurer, and only then get a roofer in. Send us the job and your postcode. Where a licence-checked roofer covers Loganholme we'll pass it to them, and only them; where we don't have one, we'll tell you.

Questions

Straight answers.

Will insurance cover my roof after a Logan River flood?
Damage from rain or wind coming through the roof is usually treated as storm damage, which most policies cover. Rising floodwater is defined separately and may be excluded. Check your product disclosure statement and tell your insurer exactly where the water came from.
Someone offered to fix my storm damage on the spot. Should I sign?
We wouldn't. Check their QBCC licence first, and ring your insurer before signing anything. For an unsolicited door-to-door agreement you generally get a 10 business day cooling-off period, and they can't take payment in that time.
