Narangba at a glance
Growing fast
Wikipedia counts 20,910 people at the 2021 Census, up from 18,573 five years earlier, in a suburb with rural origins. New state schools opened in 1996, 2000 and 2005 as the estates filled.
Nearly all houses
Only 0.2% of homes were flats in 2021, and 3.7% were townhouses or similar. In most cases the roof is yours to look after, with no body corporate in the picture.
Creek and pine country
Burpengary Creek starts in the D'Aguilar Ranges about 340 metres up and runs down into Narangba through the pine forests beside Oakey Flat Road. Homes near trees like these fill their gutters and valleys faster than homes in open streets.
Bushfire mapping in flux
City of Moreton Bay's planning scheme currently excludes General residential zones from its Designated Bushfire Prone Areas, and a proposed amendment would change that for new buildings. Council says a city-wide Bushfire Hazard Risk Assessment is under way before the overlay maps are redrawn.
If your newer Narangba home starts leaking
Make the room safe
Put a bucket under the drip and keep out of any room where the ceiling sags. If water is near a light or power point, switch off at the switchboard. For storm damage emergencies, call the SES on 132 500.
Check your contract date
Queensland Home Warranty cover lasts 6 years and 6 months, counted from the earliest of the day the premium was paid, the contract was signed or work started.
Tell the builder in writing
The QBCC says to give the contractor written notice of each defect with a time to fix it, for example 14 days, before you use its service.
Don't wait on it
Under the scheme, a defect that lets water into the home is a structural defect. To keep a warranty claim open, lodge a QBCC complaint within 3 months of first noticing it.
Bought it second-hand?
Warranty cover stays with the property when it's sold, so a recent buyer can still use the time left on it.
When an independent roofer is the right call
Once the warranty window has closed, or the problem is wear rather than a defect, it's a normal repair job. The usual suspects on a 1990s or early 2000s roof are blocked gutters, tired valley flashings and cracked or slipped ridge capping.
Near the pines, ask about mesh. Whoever you use, check their QBCC licence before any money changes hands.
Our take for Narangba
If your build contract was signed less than six and a half years ago, we'd write to the builder before paying anyone else. Past that, we'd book an independent look at gutters, valleys and ridges before storm season, especially if you back onto trees. Tell us the job and your suburb: we'll hand it to one licence-checked roofer if we have one for Narangba, or say so straight away if we don't.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
