Logan, area by area
Along the river and creeks
The Bureau of Meteorology rates the Logan and Albert Rivers a very high flood risk to many urban areas, and Scrubby and Slacks Creeks can flash flood. In the 2022 floods, 197 Logan properties were damaged, 35 of them homes with severe damage. In 2017, AAP reported 200 homes inundated when the Logan River peaked at 10.4 metres.
Under the 2020 hail track
On 31 October 2020, giant hail ran from Amberley into Logan's northern suburbs. An emergency alert went out for areas including Woodridge and Beenleigh, and hardship payments were switched on for Logan suburbs afterwards.
On the bushland edges
The Daisy Hill Koala Centre, Karawatha Forest and the Venman Bushland and Tamborine National Parks all border Logan suburbs. Homes that back onto bush collect leaves and twigs in gutters and valleys all year.
A young city, mostly houses
Logan Shire was formed in 1978 and became a city in 1981. At the 2021 Census, 85.0% of occupied homes were separate houses, and the median age was 34.
New estates in the south
Yarrabilba and Greater Flagstone are still being built. On a brand new home, a leaking roof may be a defect for the builder to put right, not a repair for you to pay for.
What that means for the work
Leaks that only show up in storms. A roof that copes with steady rain can leak when wind drives water sideways or the gutters overflow. Roof leak repair in Brisbane covers how roofers trace them, and our guide to roofs leaking in heavy rain explains the usual culprits.
Gutters on bush blocks. Blocked gutters spill into eaves and wall cavities. See gutter guards in Brisbane.
Warranty before repair on new homes. Under Queensland's home warranty scheme, a defect that lets water into a home counts as a structural defect. It's covered if you first notice it within 6 years and 6 months of cover starting, and you then have 3 months to claim.
Be wary after a big storm
- Someone knocks on your door saying they've spotted damage on your roof.
- They offer a quick fix today, or say they're working for your insurer.
- They can't show a QBCC licence. Door-knockers like this are often unlicensed, according to the Insurance Council, and your insurer won't send anyone round without warning you first.
Where we'd start in Logan
If you're near a creek, we'd get the gutters and downpipes sorted before storm season so water leaves the roof fast. In a new estate, we'd ring the builder before paying anyone to fix a leak. And whoever turns up, we'd look them up on the QBCC licence register first.
