Ballarat, Victoria

Roofers in BallaratHigh, cold, windy, and full of old houses.

Ballarat sits high, at 435 m for the aerodrome, and its roofs get more weather than most Victorian cities: more wind, more frost, regular fog and occasional snow. Much of the city is also under heritage overlays, so what you can change on an old roof may be limited. Tell us what's wrong and your suburb. Where a licence-checked roofer covering your suburb specialises in that problem, we'll match you with them, and if we don't have one, we'll be upfront about it.

What makes Ballarat roofs different?

Wind first. Ballarat's mean daily wind run is 470 km, which is nearly double Melbourne's. That's a lot of steady load on ridge caps, loose sheets and gutters, and it drives rain sideways into gaps a still shower would never reach.

Then cold and damp. The aerodrome averages 620.9 mm of rain over 160.7 days a year, temperatures can drop below freezing from May to September, and frost and fog are a regular sight. Snow falls in the city now and then, heavily in July 2007 and again in 2020.

And the houses are old. Soldiers Hill and Ballarat Central hold some of the oldest housing, Victorian, Federation and Interwar, much of it single storey with hipped or gabled roofs over weatherboard, brick or bluestone walls. Heritage overlays cover much of the city.

Ballarat suburb by suburb

Soldiers Hill and Ballarat Central

The oldest residential streets, with Victorian to Interwar houses and nearly every gridded street lined with mature or semi-mature trees. Lovely to live under, and the reason gutters fill fast.

Golden Point and the inner east

Grew out of gold mining, on irregular lots from the old Miners Rights leases around Humffray and Eureka Streets. Mostly weatherboard and brick, with tile or metal roofs from the Victorian era through to postwar.

Ballarat East, South and North heritage areas

Heritage Overlay controls here limit the extent of works to the outside of some houses, and Learmonth is a key heritage precinct. Check before changing roof material, colour or gutter style.

Newington, Wendouree West and the postwar estates

The Waller Estate in Newington was mostly built from 1945 to 1961, and the Wendouree West Housing Commission estate also dates from after World War II. Hipped roofs over brick or weatherboard are typical. Roofs that age are worth checking for past restorations or replacements before anyone quotes.

Black Hill, Brown Hill, Buninyong and Canadian

Bush Residential pockets in undulating, well vegetated country. Much of Ballarat is a Designated Bushfire Prone Area under the Building Act 1993, and parts are also in a Bushfire Management Overlay.

Newer estates since 1990

Infill and estates built mostly after 1990, typically brick and render with garages built into the front. These are the youngest roofs in the city.

Which roofing jobs come up most in Ballarat?

Wind and storm repairs top the list: lifted ridge caps, loose sheets and cracked tiles. Roof repairs in Ballarat covers what to check.

Restorations suit the postwar estates once ridges crack and coatings fade, and the council's Heritage Loans Scheme can help on heritage homes. See roof restoration in Ballarat.

Moss and lichen like damp, shaded roofs and Ballarat has plenty of both, so roof cleaning is worth knowing about, and gutter cleaning is constant under the street trees. Gutters, downpipes and metal roofing are roof plumbing in Ballarat.

Where we'd start in Ballarat

Find out whether a heritage overlay covers your house before you collect quotes, because it changes what a roofer can propose. If it does, ask the City of Ballarat about its Heritage Loans Scheme. Then book roof work for the warmer months where you can, because coatings and mortar don't like frost and fog.

Questions

Straight answers.

Does snow damage roofs in Ballarat?
Snow in the city is occasional, with heavy falls in July 2007 and moderate ones in 2014 and 2018. The bigger risk is what's already wrong: blocked gutters that hold ice and meltwater, or a roof with loose fixings. Clearing the gutters before winter is the sensible precaution.
Do I need a permit for roof work in a Ballarat heritage area?
Possibly. In a Heritage Overlay, a planning permit is needed to alter the outside of a building, and even for repairs or routine maintenance that change its appearance or don't use the same details and materials. Like-for-like work is the simplest path, but check with the City of Ballarat first.
What's the Heritage Loans Scheme?
It's a low-interest loan the City of Ballarat runs for restoration work on heritage properties. Ask the council whether your house and your roof job qualify.
Can you send a roofer anywhere around Ballarat?
Only where we have one. We pass jobs to a single licence-checked roofer who works near you, and if nobody does, we'll say so rather than keep you waiting.
