What Shellharbour roofs deal with
Whole new suburbs
The NSW Government approved the Calderwood concept plan in 2010 for about 4,800 homes on roughly 700 hectares north-west of Albion Park, with Stage 1 consent in 2013. A home finished within the last six years may still be inside the builder's statutory warranty for major defects.
Shell Cove and the marina
The Waterfront at Shell Cove is a masterplanned community by Shellharbour City Council with Frasers Property. Its Ancora and Nautilus buildings, 180 apartments in all, took their first residents in 2024 beside the new marina. Shell Cove adjoins Bass Point and had 7,591 residents in 2021.
Surf and gales
Warilla beach is known for its surf, and nine shipwrecks lie off Shellharbour; the Bertha was wrecked in a gale in 1879 and the Kiltobranks went aground in another in 1924. Wind and salt spray are the two things a coastal roof here has to survive.
Lake Illawarra
The city's northern boundary follows the Lake Illawarra entrance. BlueScope's TB-35 table lists the lake as calm, so painted Colorbond is fine on the foreshore and bare Zincalume wants more than 100 m back. Near the entrance you may also be close to ocean surf, so have the roofer measure to both.
Mostly houses
At the 2021 Census the council area had 29,862 private dwellings, and 79.7% of occupied homes were separate houses.
Bush behind
Black Christmas emergency declarations in December 2001 covered Wollongong, Kiama and Shellharbour. Shellharbour City Council's bush fire prone land map, shown on your Section 10.7 certificate, tells you if your block is affected.
A problem with a newer roof
NSW statutory warranties cover residential building work for six years for major defects and two years for other defects, from completion, even if the contract doesn't mention them. Raise a roof defect with your builder in writing first.
If the builder doesn't fix it, Building Commission NSW handles complaints about defective work, and its service is free. Home Building Compensation Fund cover, needed for most work over $20,000, is a last resort only if the builder becomes insolvent, dies or disappears.
Living near the beach
Pick steel by distance. Within 100 m of breaking surf, BlueScope's guide points to Superdura Stainless; from 100 to 200 m, Colorbond Ultra; past 200 m, standard Colorbond. See Colorbond roofing in Wollongong.
Tiles cope with salt. Monier says all its concrete and terracotta tiles are salt safe and won't corrode, so on a tiled roof near the water it's the metal flashings, valleys and gutters to watch.
Rinse what the rain misses. BlueScope's maintenance bulletin says unwashed areas such as eaves and gutter undersides should be hosed every three months near salt spray. For repairs, see roof repairs in Wollongong.
If it were our Shellharbour home
On a house less than six years old with a leak, we'd write to the builder before paying anyone else, because the statutory warranty may cover it. Near the beach, we'd hose the eaves and gutter undersides every few months and have the fixings checked every couple of years.
