Roofers in WarrnamboolSalt on one side, wind from every other.

Warrnambool faces the Southern Ocean across Lady Bay, so its roofs deal with salt air and big winds. In September 2023, gusts of 106 km/h ripped roofs from homes and gave the local SES its largest call-out for a single weather event. Distance from the surf decides which roofing steel is right, and good fixings decide whether it stays on. If we have a licence-checked roofer for your part of Warrnambool who specialises in that job, we'll match you with them, and if we don't, we'll say so.

What's different about roofs in Warrnambool?

The ocean is right there. The city sits on Lady Bay facing the Southern Ocean, its beaches cop southerly weather, and at Thunder Point the westerly rollers crash ashore. Logan's Beach on the eastern side and the foreshore beside Lake Pertobe are the beach areas closest to housing.

Wind is the other constant. Warrnambool is exposed to strong south-easterlies, which historically troubled its harbour. On 8 September 2023, gusts reached 106 km/h in the city and 109 km/h at Port Fairy.

It's wet, too. The airport averages 729.7 mm a year on 116.0 days of at least 1 mm, so a roof that lets in wind-driven rain gets found out quickly.

Warrnambool roofs: what to know

September 2023: roofs torn off

Warrnambool SES logged 237 incidents in that storm, about 50 of them for tile or roof damage. Of 389 building damage calls statewide, 294 were in the Barwon South West region, and clearing fallen trees across the city was expected to take up to three weeks.

Close to Logan's Beach or the Lake Pertobe foreshore

BlueScope's homeowner guide recommends COLORBOND steel for roofs more than 200 m from breaking surf, COLORBOND Ultra between 100 and 200 m, and SUPERDURA Stainless within about 100 m. Distances run from the high water mark.

Walls and gutters have their own rules

For wall cladding BlueScope's distances are larger: COLORBOND more than 800 m from breaking surf, Ultra between 500 and 800 m. For eave gutters, downpipes and fascia, it recommends COLORBOND and ZINCALUME more than 200 m from salt marine influence.

Unwashed spots near the sea

Rain washes most of a roof, but not the underside of eave gutters or areas under overhangs. BlueScope's October 2026 maintenance bulletin says those should be hosed down every three months in coastal areas with salt spray.

Brierly, Merrivale, Dennington and the outer suburbs

The city grew from 9,993 people in 1947 to 30,392 in 2006, and a 1994 boundary change took in Allansford. Inland suburbs and outlying localities like Woodford and Bushfield are further from the surf, so the steel rules relax, but the wind doesn't.

The jobs that come up most in Warrnambool

Storm and wind repairs come first: loose ridge caps, lifted sheets, cracked tiles and the occasional roof that's gone altogether. Monier says only the individual damaged tiles need replacing after a storm, and that its tiles are clipped to battens with flexible pointing on the ridge for high winds. If it were our Warrnambool roof

We'd measure the distance from the house to the high water mark before collecting a single quote, and ask each roofer which BlueScope product that calls for. Then we'd ask how they'll fix the roof down for wind, because the right steel blown off in a storm is no use to anyone. Near the beach, we'd also put a reminder in the calendar to hose the unwashed spots every three months.

Questions

Straight answers.

Which Colorbond is right near the beach in Warrnambool?
It depends on your distance from breaking surf. BlueScope recommends standard COLORBOND beyond 200 m, COLORBOND Ultra from 100 to 200 m, and SUPERDURA Stainless within about 100 m. Ultra comes in seven core colours and SUPERDURA in four, so colour choice narrows the closer you are.
What do I do if the wind lifts my roof?
Get everyone away from the damaged area, call the SES on 132 500, then your insurer. Don't go near the roof or any loose sheeting. Our storm damage claims guide covers what comes next.
Who's allowed to put a new metal roof on in Warrnambool?
A licensed or registered roof plumber. Victoria treats metal roof coverings and flashings as roofing (stormwater) work, and plumbing work of $750 or more comes with a compliance certificate. If the job also involves other trades and runs past $10,000, you'll need a major domestic building contract with a registered builder.
Can you send a roofer to Warrnambool?
Only if we have a licence-checked one who works your area. We never pass your details around to several businesses. If there's no one, we'll tell you straight away.
