Roofers in NoosaEmpty houses don't report their own leaks.

Noosa Heads is a holiday town, and on census night 2021, 37.6% of its private dwellings were empty. A leak in an empty house can run for weeks, and Noosa also has bushfire on its edges and a river that floods under high-set homes. Tell us what's going on and your postcode. If we have a licence-checked roofer near you, they'll get it, and if we don't, we'll say so.

Noosa's roofing picture

A lot of empty houses

On census night 2021, 37.6% of private dwellings in Noosa Heads and 18.0% across Noosa Shire were unoccupied. The ABS doesn't say why.

Bushfire on the edges

A fire at Peregian in September 2019 needed more than 100 fire crews, and on 9 November 2019 a fire at Cooroibah near Noosa forced 6,000 residents to evacuate. Across the 2019 fires at Peregian Beach, Cooroibah and Noosa North Shore, more than 8,000 people were evacuated.

Low-rise and leafy

Development around Noosa Sound began in the early 1970s, but Noosa has no high-rise buildings, and 34.8% of the shire is national park, conservation park, state forest or other protected land.

A beach that faces north

Noosa Beach is one of the few north-facing beaches on Australia's east coast, so it's relatively sheltered from the prevailing onshore wind. BlueScope still lists Sunshine Coast beaches as surf.

River floods

In the 1992 flood, the Noosa River reached 1.81 metres at Noosaville and Tewantin, twelve homes were severely flooded and water ran under many high-set homes. In 2022, 57 properties were damaged across the Noosa Council area.

Jobs that suit Noosa homes

Check-ups for homes that sit empty. A roofer's look after storm season, plus clear gutters, catches small leaks before they stain ceilings and rot timber. See roof repairs on the Sunshine Coast.

Ember-ready roofs near bushland. Embers getting into the roof space is the big worry, according to Monier. Its answer is non-combustible tiles laid with ember protection and fire-rated sarking, as part of a roof built to AS 3959. When gutters or roofing are being replaced, ask about ember guards and gutter guards on the Sunshine Coast.

Salt near the beach. Within 200 m of breaking surf, BlueScope doesn't recommend standard COLORBOND, sheltered beach or not. Colorbond roofing on the Sunshine Coast covers the alternatives.

What we'd do in Noosa

If the house sits empty for stretches, we'd line up a neighbour or manager to check the ceilings after big storms, and book a roof and gutter check each spring before fire season. Near bushland, we'd ask about ember protection any time gutters or roofing are being replaced.

Questions

Straight answers.

Does Sunshine Coast Council handle Noosa?
No. Noosa has had its own council again since 1 January 2014, so planning questions for Noosa Heads, Noosaville and Tewantin go to Noosa Shire Council.
Is Noosa Beach sheltered enough for standard Colorbond?
Noosa Beach faces north and is relatively protected, but BlueScope still lists Sunshine Coast beaches as surf. Within 200 m of breaking surf, standard COLORBOND isn't recommended, so get the roofer to confirm for your address.
Can you find a roofer for my Noosa holiday home?
Tell us the address, the job and the best way to reach you. If we have a licence-checked roofer for that part of Noosa, we'll pass it on; if not, we'll let you know straight away.
