Coburg's roofs in context
Heritage overlays in parts
Places protected by Heritage Overlay controls in the Merri-bek planning scheme are found in Coburg, alongside Victorian Heritage Register places such as the Bluestone Cottage Museum, built in 1864.
Built in layers
The 1850s gold rush brought rapid growth, and the 1880s land boom reshaped the suburb. After World War I there was significant building east of Sydney Road, and the Housing Commission and War Service Homes Commission later filled in what was left.
Mostly houses
At the 2021 Census, 65.1% of occupied dwellings were separate houses, 24.3% semi-detached or townhouses and 10.4% flats.
Creek country
Merri Creek runs along the eastern boundary. Merri-bek says the risk of riverine and flash flooding is higher than average in some parts of the municipality.
Check the overlay before you change the roof
A Heritage Overlay gives council a say over changes to the outside of a property. Before you sign a quote that swaps one roof material for another, say old tiles for Colorbond, look your address up or ring Merri-bek and ask.
On a period house, a roofer who regularly works on older homes will match the profile, colour and ridge details so the house still looks right from the street. Ask to see similar jobs they've done. Our page on slate and heritage roofs covers what that work involves.
Inter-war and post-war houses are usually simpler: cracked tiles, worn ridge mortar, rusting gutters. Those are everyday roof repairs, and a roofer can often sort several in one visit.
Getting ready for storm season
Look from the ground
Walk around the house with binoculars. Slipped or cracked tiles, lifted sheets and gaps along the ridge are all worth noting down.
Clear what you can reach safely
If you're comfortable on a ladder, clear gutter ends and downpipe tops. Leave anything higher, and anything on the roof, to a roofer.
Fix small things early
October and November are Melbourne's wettest months on average at Olympic Park, so spring is a good time to sort small problems before they turn into leaks. Merri-bek's own advice is to check roofs and gutters and make repairs before storms.
What we'd do
On a period house, we'd confirm the heritage position with council first, then find a roofer who can match what's there. On a post-1910 or post-war house, we'd book a check before the spring storms rather than wait for a drip. Tell us the job and your postcode: if a licence-checked roofer on our books covers Coburg, your contact details go to that roofer only, and if not, we'll let you know straight away.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
