Roof cleaning in GeelongCheck what the roof is made of before anyone sprays it.

A roof clean in Geelong usually means lifting moss, lichen and grime off tiles or metal so the roof sheds water properly and looks its age rather than older. Before anyone points a pressure cleaner at an older Geelong roof, though, someone has to rule out asbestos cement.

Older Geelong homes: rule out asbestos first

Fibro houses stood in the path of the Ash Wednesday fire at Aireys Inlet, and the postwar north includes 1960s weatherboard and imported prefabricated houses in Norlane. If a roof or eaves lining might be asbestos cement, it must not be pressure cleaned, walked on or scrubbed. Get it identified first, starting with is my roof asbestos?.

What builds up on Geelong roofs

Damp from light, frequent rain

Geelong's rain is modest in total but falls on roughly two days in five. On the shaded side of a roof, or under trees, surfaces stay damp long enough for moss and lichen to settle in. Moss holds water against tiles and lifts the edges of laps.

Salt near the Bass Strait surf

Ocean Grove and Barwon Heads face the open strait at the mouth of the Barwon River. BlueScope's October 2026 maintenance bulletin says spots rain doesn't wash, like the underside of eave gutters, should be hosed down every three months where there's marine salt spray. On a metal roof, those unwashed spots are where corrosion tends to show first.

Bark and leaves on the bush fringe

Towards Torquay, Jan Juc and Bellbrae, leaf litter on the roof and in the valleys is a fire risk as well as a mess. A clean before summer clears the valleys as well as the gutters.

Bay-side homes

Corio Bay is a protected port bay, and BlueScope classes the Geelong coastline as calm. For homes near Eastern Beach, a roof clean is mostly about moss and grime. Out on the Bellarine's bay shore, which BlueScope lists as exposed, treat salt the way the surf side does.

Cleaning on its own, or as part of a restoration?

A clean on its own makes sense when the roof is sound and just grubby or mossy. Many roofers also offer a moss treatment that keeps regrowth down for a while.

If the ridge mortar is cracking or the coating has worn through, a clean is usually step one of a restoration. Paying for it twice makes no sense, so tell the roofer if a restoration is likely within a year or so. Roof restoration in Geelong covers that job.

Questions to ask a Geelong roof cleaner

  • What is my roof made of, and have you ruled out asbestos cement?
  • Will you use high pressure, low pressure or a chemical treatment, and why?
  • How will you keep moss and grime out of the gutters and downpipes?
  • Will you walk the roof, and how do you avoid cracking tiles?
  • Is a moss treatment included, and how long does it usually last?

Our take

On a sound tiled or metal roof that's just mossy, a gentle clean and treatment is money well spent. On anything older where nobody is sure what the roof is made of, we'd pay for that answer first and the clean second. And if the roof is heading for a restoration soon, we'd fold the clean into that job. The roof cleaning page has more on methods.

Questions

Straight answers.

Is pressure cleaning bad for Geelong roofs?
Not for sound concrete tiles or metal, done by someone careful. It can damage old or brittle tiles, force water under laps, and must never be used on asbestos cement.
How often does a Geelong roof need cleaning?
Plenty of roofs never need it. Shaded roofs, those under trees and those near the surf benefit most. Look from the ground: thick moss or streaks of grime are the signs.
Can you find someone to clean my roof in Geelong?
We pass the job to one licence-checked local roofer where we have one for your suburb. If we can't help near you, we'll say so straight away.
