What wears Central Coast roofs out
Homes that stay with one owner
At the 2021 Census, 34.5% of occupied homes in the council area were owned outright, slightly more than the 34.0% owned with a mortgage. If you've had your place a long time, the roof may still carry its original ridge mortar and coating, plus repairs made over the years with whatever tiles were to hand.
Mostly separate houses
78.4% of occupied homes were separate houses. That means most restorations here are one household's decision about one roof, without a strata committee to bring along.
Heat and cold on the ridge
Gosford has recorded 44.8 °C (18 January 2013) and has also dropped below freezing. Mortar along the ridge expands and shrinks through that range year after year, and Monier lists cracked ridge bedding as a common cause of leaks.
Sea air and moss
Coastal suburbs stay damp for long spells, so moss and lichen settle in, especially on unglazed terracotta. Monier says the growth sits on the surface and doesn't weaken the tile, so it's a cleaning job inside the restoration rather than a reason for one.
What a restoration here should include
The roofer cleans the roof, swaps broken tiles, then rebeds and repoints the ridge (relaying the mortar under the ridge caps and sealing it with a flexible compound) and usually recoats. On concrete tiles, Monier says the colour coat is purely decorative and doesn't keep water out, so the recoat is about looks and surface protection, not leaks. Terracotta's colour is fired in and doesn't need paint.
Ask about asbestos before anything else on an older home. The NSW EPA says a house built before 1990 probably has asbestos-containing materials somewhere, and water-blasting asbestos cement is illegal in every state.
Timing matters too. Try to have the ridge work done before February, Gosford's wettest month, so you're not finding the leaks in the middle of the wet.
Questions to ask before you say yes
- Are the tiles sound enough to be worth restoring, or are some sections past it?
- How much of the ridge are you rebedding, and how much is only being repointed?
- How will you deal with the moss? Monier advises against pressure washers on tiles.
- Which coating system, by brand and product name, and whose warranty comes with it?
- The house is older than 1990. Have you checked for asbestos cement on the roof, eaves or gutters?
- The job's over $5,000, so can I see your NSW contractor licence and a written contract?
If it were our roof
We'd judge the tiles, not the colour. If they're sound, fix the ridge and the broken tiles, have the moss removed gently, and only pay for a coating if it does something you want. If two roofers separately say tiles are cracking right across the roof, we'd stop pricing restorations and look at roof replacement on the Central Coast instead.
